Shepherd Park Condos, a brand new boutique condominium located across the street from the Walter Reed redevelopment, has officially kicked off sales. The property has eight one-bedroom homes including two on the penthouse level, and a three-bedroom duplex home. The Shepherd Park Condos will be move-in ready in July and prices start in the high $200,000s.

The residences at Shepherd Park Condos are light-filled and outfitted with stainless steel Bosch appliances, Nest thermostats, custom shaker kitchen cabinets, white quartz countertops and hardwood flooring. All units include balconies and/or patios, while the penthouses have private rooftop terraces featuring exceptional views (including the National Cathedral) and gas grill lines. On-site amenities include an elevator, a landscaped outdoor community space, a secure bike rack, and parking, available at an additional cost.

Shepherd Park Condos has a Walk Score of 85 and is close to both Rock Creek Park and the Takoma Metro station on the Red Line. These new homes are right across the street from the new Walter Reed redevelopment, which will feature over 200,000 square feet of retail including a grocery store, arts and cultural space, 20 acres of pocket parks and open space.

Another proposed development is joining several others planned near the North Capitol Street and Florida Avenue intersection.

Maedwell Companies is applying to the Historic Preservation Review Board to deliver a 50 foot-tall hotel/condo/commercial building at 1634 North Capitol Street NW (map).

As currently designed, the cellar level and ground floor would have commercial space, with two floors of hotel rooms and one of condos. There would also be a roof deck and penthouse amenity space. Bonstra|Haresign is the design architect. UrbanTurf will report more details as they become available.

A raze application has also been filed for the site, currently occupied by Capitol Food Mart. Other projects in the works at the intersection include an impressive 85-unit mixed-use development on the corner, a potential “prominent” development replacing the Exxon gas station on the opposite corner, and 24 affordable units a half-block down Florida.

A year ago, UrbanTurf reported on a preliminary concept to replace a North Capitol Street market with a hotel/residential development. Now, the Capitol Food Mart has been razed and development looks eminent.

Previously, reports cited a restaurant on the cellar and street levels, with two floors of hotel rooms beneath a floor of condos.
